The builders of a proposed 147-home subdivision in north Manteca along Airport Way could contribute up to $2,352,000 for the city to use for community benefit projects.
The 39-acre subdivision is north of the Indelicato neighborhood Kiper Homes is now building and west of Del Webb at Woodbridge.
The annexation and pre-zoning for the new neighborhood will be before the Manteca Planning Commission when they meet Thursday, Oct. 15, at 6 p.m.
The city — led my Mayor Gary Singh and Councilman Mike Morowit who serve on the council’s economic subcommittee — negotiated the community benefit contribution in addition to the other growth related fees new homes must pay.
The fee is $12,000 per home if paid when a phase of the project starts. If it is paid when the building permit is issued, it is $16,000 per unit
That means the maximum the city would receive for community benefit projects would be $2,352,000 and a minimum of $1,764,000.
In addition, the developer agreed to a $2,500 home contribution toward the Phase IV wastewater treatment plant that comes to $367,000.
The neighborhood homeowners will also pay an annual assessment in perpetuity for the hiring of Manteca firefighter and police personnel beyond what the general fund, Measure M and Measure Q support.
That same assessment includes collecting money for the future maintenance of streets within the neighborhood so it doesn’t impact the city’s general fund.
Those assessments and fees per home are in addition to a community facilities district covering park maintenance and street lights and to help provide new school facilities.
The project known as Harmony Woods also includes a 4.1 acre park site.
