Ripon planners will consider parcel splits to allow more homes

The Ripon Planning Commission will discuss a pair of items at Monday’s 6 p.m. meeting in the Council Chambers, 259 N. Wilma Ave.

The first of the two is an application to subdivide 17.79-acre parcel in two separate ones at 1265 S. Mohler Road in an area zoned for Urban Reserve.

“The purpose of the subdivision is to separate an existing residential farmhouse from the larger parcel in order to facilitate some estate planning for the Mohler family,” said Planning Director Ken Zuidervaart in his report.

The other agenda item is a request to rezone two properties at 225 Franklin Lane and 820 N. Stockton Ave. to be subdivided into four single family residential parcels for future single-family dwelling units.

“The owner is requesting to rezone two properties from Urban Reserve to Single Family Residential to allow for the construction of single-family homes,” Zuidervaart noted.

He added that Urban Reserve zoning designations are placed on parcels planned to be residential properties located within the current city limits but have yet to be officially developed.

For that to happen, Zuidervaart indicated that the property must be zoned correctly, hence, the request for rezoning.
