Two acres of paradise await buyers on Northland Road just north of Manteca.

Not only is the California ranch-style home spacious with around 3,000 square feet complete with a pair of master suites and one of the largest family rooms you’re going to find in a single story home but it also comes with over 80 trees, a swimming pool, a mobile home with a separate address and a long list of bonuses. That mobile home, by the way, can legally be replaced with a permanent home or simply remain as an income generator.

The property listed at 6767 Northland Road by JoAnn M. Donges (603-5678) of the Roland Group Real Estate is available for $810,000. It features four bedrooms and 3.5 bathrooms as well as a three-car garage.

The appeal of the home starts with the neighborhood. It is part of older and newer rural parcels with homes that are for all practical purpose outside the path of urban growth thanks to the way the area has developed over the years. Across the road is a 20-acre orchard that could be turned into homes but only four at the most due to 5-acre zoning. It gives you a semi-country feel while being minutes away from amenities in Manteca as well as close freeway access.

The home itself sits on the corner of Castle Road and Northland Road. Thanks to extensive screening with natural landscaping from the street, there is a surprisingly large degree of privacy. The front yard is well-landscaped with a lawn area. There is a concrete driveway as well as additional area for parking using packed decomposed granite.

The home has been upgraded including new heat and air added in 2007 and a new in 2006.

The windows are also newer in the key living areas where they let light in from almost floor to ceiling.

There is a formal front room. The focal point of the home though is the spacious family room plus an equally expansive kitchen-dining area.

The family room is 35 feet long and has a wood stove complete with bricked area. Like other rooms in the home, there is a styling oak trim around doorways that accent the oak door sand cabinets found throughout.

The kitchen has a country-style layout complete with a large bay window overlooking the backyard. The center island has a cooking top plus additional work space. There are oak-window slider doors off the dining area that lead to the patio.

The newest master suite is on the west side of the home. The 600-square-foot master bedroom has oak -window slider doors leading to the patio as well plus plenty of space. The most impressive feature though is a large step up bath tub strategically placed to take full advantage of the natural light if one chooses to do so. The master bathroom is separate from the open area of the master suite.

The other the bedrooms are on the east side of the home where you will find the original master suite.

The patio runs the entire back length of the house and serves as a buffer between a large swimming pool that is fenced off behind landscaping and decorative fencing including two separate gate access points with gates and steps down to the swimming pool area. There is also grass in the swimming pool area providing a good locale for kids to dry off or for sunbathing. The pool also has a slide and mature landscaping providing a screen to the north and an area the owners had made preparations to add a shop. The backyard has been used on several occasions as the setting for weddings.

The well house is in a building matching the home while there is also a complementing dog house complete with run.

A mixed orchard – oranges, grapefruit, and pistachios to name a few – is fenced off from the rest of the land that is in almonds.

There is a separate septic system and mailing address for the mobile home.
