Nancy Lebon of Compass Real Estate has arguably one of the coolest deals in one of Manteca’s hottest neighborhoods.

Lebon is conducting an open house today (Saturday) from 11:15 a.m. to 1:45 p.m. to showcase the home at 1229 Santona Court in the Tesoro neighborhood.

The two-story home with four bedrooms and three bathrooms in 2,608 square feet was built in 2013 by Standard Pacific. It is in pristine move-in condition for $409,000.

To give you an inkling of how poplar the neighborhood is with area buyers, when Atherton Homes started selling 30 lots in January as part of the final segment of Tesoro to be built, they sold in four months.

The reason is simple. Everything from the layout to the neighborhood to location close to amenities from shopping to schools and recreational opportunities makes Tesoro a popular choice for families. The 52-acre Woodward Community Park — a hub for youth soccer play — has two large playground areas and other amenities that are just blocks away. Manteca High and Woodward School are nearby as in access to the city’s separated bicycle path system. Tesoro also has its own large neighborhood park.

That said the home itself and how it was built on a 9,266-square-foot-lot would be desirable regardless of the location.

It starts with the fact it is on a quiet court in a neighborhood with few two-story homes. The neighboring homes were placed in such a manner to maximize privacy. Toss in the fact it backs up to a capped sound wall with landscaping adjacent to it and you have an home and yard with an expansive feel.

The low-maintenance stucco and tile roof home includes a partial stone façade on the front elevation. There is a large porch ideally situated by facing east to allow for a shady respite in the evenings.

The front yard meets the new drought standards with an extensive planter area with maturing shrubs and is covered with bark behind the lawn.

The outside feature that is perhaps the most stunning is the huge side yard and good-sized rear yard. There is plenty of room for kids to play. The back yard has a stamped concrete patio in place with permits for a shade structure. There is still plenty of room in the back yard to add a swimming pool if a buyer desired.

The home has a formal living and dining area. There is a tile entry at the door to reduce wear and tear on the carpet.

There is a downstairs bedroom and bathroom. A spacious kitchen with granite counter tops and stainless steel appliances plus an expansive family room are along the back of the home.

The upstairs master suite’s bedroom area is bigger than many others allowing versatility in the placing of furniture. The bathroom is also more of a square shape meaning there is plenty of room between the shower and separate bathtub and the vanities,

A big surprise is the master suite closet. At first glance you think it is of average size, but open the doors and the deep and length that you see will pose a problem trying to figure how to fill it with clothes.

One of the three secondary upstairs bedrooms has an alcove for even more space. The loft is sized to allow for family activities from kids’ play to a mancave or for conversion into a fifth bedroom.

The deep two-car garage has shelves added for storage.
