A San Diego real estate development firm is pursuing a 288-unit apartment complex where Daniels Street T-intersects into McKinley Avenue.
The three-story structures housing the apartments are planned for a triangle-shaped parcel that fronts McKinley Avenue to the west and backs up on the northwest to the Union Pacific tracks that are used by ACE trains heading to San Jose.
It would tie into the existing traffic signals.
It is one of the latest among 61 projects — large and small — that are making its way through the City of Manteca’s commercial development pipeline.
The other latest additions include:
*Expanding the Kaiser medical complex parking lot by 87 stalls and installing a storm retention basin at 1777 West Yosemite Avenue.
*Second Harvest of the Greater Valley installing a photovoltaic power system at 704 Industrial Park Drive.
*Solar carports at Sunnyvale Meats at 2427 West Yosemite Avenue.
*Improvements to open Star Auto Sales at 757 N. Main St. behind La Estrella as well as the Waffle Café.
*7,587 square feet of space for commercial and retail use at 2096 Crestwood Avenue behind the ARCO station and near Center Appliance.
The reason the proposed apartment complex is listed with commercial projects being processed is simple.
The land where it is proposed is zoned commercial mixed use.
The city created the CMU zone to allow potential commercial, office and high density residential uses.
The goal is to encourage high density uses amid commercial uses to reduce trips — both the number and length — as well as create synergy by having a nearby consumer base.
It also allows the market to determine how CMU land is developed and avoids the city creating a lot of commercial parcels that may never be developed exclusively for such use.
The apartments proposed by FRH Realty are the first to move forward in Manteca on land zoned CMU.
There are now 1,370 apartments either under construction or in the process of moving toward groundbreaking in Manteca.
*The 136-unit project dubbed Luxury Apartments on 5.6 acres on that will back up to Del Webb at Woodside along Lathrop Road west of Union Road.
*The second phase of 214 apartments now being built as part of the 428-unit Atherton Arms complex on Atherton Drive east of Bass Pro Shops.
*A 12-unit complex in the 600 block of Stewart Street.
*The 420-unit Prose Apartment complex straddling Center Street and bordering Yosemite Avenue east of Kaiser’s medical offices and the Manteca municipal golf course that is making its way through the approval process.
*The 300-unit Union Crossing complex that will be built south of Atherton Drive near the Living Spaces furniture store.
The numbers do not include the 128-unit Woodbridge Apartment complex on Lathrop Road east of Union Road completed earlier this year or the proposed 450 apartments units at The Promenade at Orchard Valley shopping complex.
