The city’s first large underground storm runoff retention storage has slowed down development of a new 311-unit mini-storage on one of the largest remaining undeveloped parcels in central Manteca.

Developers of the Cottage Court Mini Storage complex located to the southeast of Doctors Hospital of Manteca and behind Raising Cane’s, Habit Burger, and Panera Bread received a year’s extension Thursday from the Manteca Planning Commission to get the project started.

The target now is to break ground no later than early 2027.

A series of underground culverts on the project site were put in place roughly 20 years ago to handle runoff so drainage needs could be addressed to allow construction of the nearby bowling alley as well as the three fast food venues.

Those culverts posed issues when the developer started to move the project forward. Those issues have since been resolved.

They are now in the process of securing financing from Oak Valley Community Bank.

The Cottage Court Mini Storage will have a 540-square-foot office plus 72 stalls to park RVs. There will also be 10 standard parking stalls.

The 4.29 acre site will be covered with 55,000 square feet of structures.

Once developed it will leave only one undeveloped parcel on Cottage Court.
Doctors Hospital at one time proposed building a two-story, 40,000 square-foot medical office complex at the site.
