35 resale homes listed for $1M plus in Lathrop

This 728 square-foot home listed for $360,000 in the 600 block of South Main is the lowest priced free-standing resale home in Manteca.

There are still resale homes selling for $1 million or more in Lathrop.

As of Thursday, nine of the 35 listings of $1 million plus homes have gone pending.

Those pending include wo of the four homes listed for more than $1.3 million.

Manteca has only two homes listed for $1 million or more.

*Lathrop has 18 resale homes listed for $900,000 to $999,999 with one pending.

*Lathrop has 37 resale homes listed for $800,000 to $899,999 with seven pending.

*Manteca has 6 resale homes listed for $900,000 to $999,999 with none pending.

*Manteca has 18 resale homes listed for $800,000 to $899,999 with four pending.

Realtor.com data, however, shows overall the Manteca resale market has performed better over the past three years in terms of price movement than Lathrop based on June to June comparisons.

Manteca’s median for previously owned homes that closed escrow in June was down 3.61 percent to $600,000 compared to June 2025. Going back to June 2023, Manteca prices paid for closed deals are up 6.19 percent.

Lathrop’s median for previously owned homes that closed escrow in June was down 5.61 percent to $645,500 compared to June 2025. Going back to June 2023, Lathrop prices paid for closed deals are down 9.72 percent.

While sales in the resale side of the local housing market are mixed depending on the price point and location, the new home sales market is a somewhat different story.

River Islands sales are back up to 10 to 12 a week.

River Islands CEO Susan Dell’Osso noted that when new home prices dropped roughly 10 percent across the board among active builders in the 15,001-home planned community new contracts started rebounding.

New home base prices in River Islands now range from $587,000 to $1.09 million.

In Manteca, the price range for new homes is $600,000 to the mid $900,000s.

What $360K buys in Manteca

The lowest priced resale home that is not a condo, mobile home, or townhouse in Manteca is listed at $360,000.

What that buys you is a 728 square-foot home built in 1940 on a corner lot on a busy arterial in the 600 block of South Main Street at Vine Street on a 3,293 square-foot lot.

It has three bedrooms and two full bathrooms and has a wall heater.

There is no garage.

In contrast, the most expensive home to close escrow in Lathrop-Manteca was a 4,349 square-foot home in the 700 block of River Bend in River Islands that sold for $1,199,900.

It has six bedrooms, five full bathrooms, and a two-car garage on a 9,925 square-foot lot.
