Woodbridge offers value beyond the initial sale

The appeal of Del Webb at Woodbridge goes beyond the obvious.

Given its high profile and well-staffed volunteer community patrols via residents using golf carts and its super-efficient Neighborhood Watch, it is arguably the safest place to live in Manteca when it comes to lack of crime.

Yards are well-kept and homes never seem to age thanks to a firm oversight put into place to manage and enforce property care long after the last new home is sold.

There are no two-story homes, no cars being worked on in driveways, homes and street frontage aren’t turned into de facto used car lots, there is no blaring music at 10 p.m. (or anytime for that matter), and no property disputes such as falling fences, trees intruding into yards and such as that is all addressed by an enforcement system.

And there are no “bounce back” adult kids. That’s because visitors are allowed but permanent house guests of more than a few weeks aren’t allowed. At least one spouse must be 55 years or older.

Nor is Del Webb an exclusive retirement community. A number of residents there are still working.

They simply decided to make the transition into a lifestyle that involves extensive clubs, community endeavors, activities, and socialization when they are in position to maximize the sale value for their existing home and reduce future housing costs before they retire.

Perhaps no real estate agents understand the true value of Del Webb at Woodbridge better than Lori Adams (209.324.2579)  and Lori Little (209.606.5011), the two principals in The Lori’s & Company associated with PMZ Real Estate.

Both worked previously at the Del Webb sales pavilion and their extensive knowledge of the Woodbridge community shows in their sales stats.

This past year they sold 73 percent of all home resales in Woodbridge. As an added bonus their Woodbridge properties on average sell for $7.50 more per square foot that similar homes listed by other agents.

“We’ve made Del Webb at Woodbridge our niche,” said Adams.

They explain to potential buyers what the monthly $165 homeowners association gives them — a lot of value for the dollar that costs less than added on ongoing costs of buying in other new neighborhoods.

Pulte Homes negotiated a deal with Manteca Unified upfront so there is no Mello-Roos tax to pay for schools as in other new Manteca neighborhoods. That in itself saves as much as $110 a month or more. There is no landscape maintenance district fee that now costs several hundreds of dollars a year in some neighborhoods to maintain common landscaping and neighborhood parks. And you also don’t have to pay a monthly $60 heath club fee for a couple since the clubhouse includes all the amenities of a health club and more such as two swimming pools (including one indoors) and an indoor track. As an added bonus there are recreation rooms and clubs. And while specific classes have fees, there are none for anything else.

One is the spacious 2,200 square-foot floor plan located at 1888 Elmbrook

The appeal starts with the fact it is on a loop street making it even quieter in terms of traffic than Woodbridge’s already fairly quiet streets.

It includes a master suite with both a bath tub and separate shower complete with no threshold to trip over and a built-in bench. The guest room also has its own bathroom.

There is a large formal living room plus a separate den.

There are upgrades throughout such as crown molding, high base boards, and wainscoting.

The kitchen has upgrades as well and opens into a large great room complete with fireplace.

The backyard is well-landscaped with trees and shrubs mature enough to provide extensive privacy.

The floor in the garage has been sealed and an additional room has been added inside it that could be used as a crafts room or for other purposes. The garage door is also insulated.
