JUST RIGHT COUNTRY
Rural yet close to city amenities

It’s rare when country property becomes available around Manteca.
And it’s even rarer when that country property is within minutes of all of the conveniences of living in town yet is out of the path of development.
That’s the case with Brandon Joaquin of Re/Max Executive’s listing at 16886 South Austin Road that’s being showcased during an open house today (Saturday) from 11 a.m. to 2 p.m.
The three bedrooms, two bathrooms 1,872-square-foot home on 0.66 acres is being offered for $525,000.
The current owners have lived there for 50 years enjoying Delta breezes and the sun setting over an almond orchard from their porch and catching the early morning sun rising over the Sierra and more orchards from their expansive covered back patio. They are only the second owners of the home.
Being among other smaller ranchette properties means subdivisions even decades from now are extremely unlikely to develop on either side or behind the home.
You can reach Highway 99 in five minutes from three different interchanges — Austin Road, Yosemite Avenue, and Lathrop Road.
The country campus of New Haven School is also within five minutes while Target, Food-4-Less, restaurants, and Doctors Hospital of Manteca to name a few are within 10 minutes.
And for those who understand the importance of being in close proximity to a manned fire station when it comes to fire insurance premiums for rural homes, a Lathrop Manteca Fire station is three minutes away.
There is a 26- by 34-foot workshop with two doors. There is also a detached garage and RV carport. The home’s vinyl siding has solid redwood underneath. There are two fireplaces and dual pane windows.
All of the inspections are done including for the water well and septic system. The roofs on the house and workshop are both about seven years old.
The property is fairly maintenance free by design with smaller areas of landscaping with extensive use of gravel.
The in-ground gunite swimming pool was recently re-plastered. That combined with a large covered patio along with a grassy area makes the backyard ideal for entertaining.
The master bedroom suite includes a sitting room and built-in storage. The living room includes varnished knotty pine paneling with a stone fireplace flanked by built-in bookcases. There is new carpet in most rooms with hardwood floors beneath.
The well-appointed country kitchen features a pull out pantry, self-closing doors and a trash compactor. There is a large family room.
