The last non-city owned parcel along south side of Bypass before planners

The last remaining non-city owned undeveloped parcel along the southside of the 120 Bypass with freeway frontage is being queued up for development.

The 11.86 acres at 712 Industrial Park Drive has 1,650 feet of freeway frontage.

It is before the Manteca Planning Commission on Thursday at 6 p.m. for a parcel split.

A small parcel of 0.21 acres is being created where an existing house now stands on the south side of the street several hundred feet east of Industrial Park Drive’s intersection with Bessemer Avenue/Vanderbilt Circle.

The larger parcel is where there is now an almond orchard.

The 11 acres fronts Industrial Park Drive as well as Van Ryn Avenue.

It has a mixed commercial use general plan designation that will accommodate high-density residential, employment centers, retail commercial, and professional office use.

It is directly across from another parcel that is still being used for agriculture.

It, however, is not within the city limits but is surrounded on all four sides by the City of Manteca.

There are two other undeveloped parcels backing up to the 120 Bypass that are owned by the city.

One is off Daniels Street with a neighborhood to the east and the Sizzler restaurant and the Staybridge Suites to the west.

The other is also off Daniels Street between McKinley Avenue and the Great Wolf resort.

Both are within an eighth of a mile of freeway access.
