2-story fitness club planned for Ripon

The proposed two-story, 25,554-square-foot building for an indoor fitness club could be the final piece to the Ripon Crossing shopping center.

A request for a major site plan permit to construct the Ride 209 Fitness Club – currently located in Manteca – on two parcels will go before the Ripon Planning Commission at the 6 p.m. Monday session in the Council Chambers, 259 N. Wilma Ave.

“The applicant is also requesting to merge these two parcels,” said Planning Director Ken Zuidervaart in staff report.

The total of those two parcels located at 720 Kamps Way and 1551 Canal Boulevard is about 1.57 acres in the mixed-use zoning district.

Plans call for a retail / reception area along with kids’ lounge, nutrition bar area, sauna / steam room, men and women locker rooms, recovery lounge and an open gym space on the first floor.

Amenities on the second floor would consist of a fitness area, yoga / barre room, boxing room, cycle theater, Pilate room, and more locker rooms.

An outdoor pool area is planned for the ground floor along with outdoor seating areas on both the first and second floors.

The structure would we about 35 feet in height, comparable to that of the neighboring boat dealership building (30 feet) and the currently under-construction RV dealership (35 feet).

 The project would also meet the required parking regulations of 64 spaces – 50 standards, one van accessible handicap, and one regular handicap.

The Planning Commission agenda also includes:

·         Ripon Christian Schools will look to move the bus maintenance and storage facility to 775 Frontage Road. Needed is a facility use permit to construct a carport necessary to store RC’s bus fleet on the 0.80-acre parcel in the area zoned for community commercial.

·         A major site review for Liberty Self Storage to develop a 170,300-square-foot facility on 7.82 acres at 502 E. Fourth St. The area just north of Diamond Pet Foods is zoned for heavy industrial.
