Gas station combo by mobile homes is back before planners

One of two gas station/convenience store combos proposed kitty corner from each other at East Yosemite Avenue’s intersection with Pestana Avenue is seeking a year’s extension of city approval of their plans.

The request will be before the Manteca Planning Commission when they meet Thursday at 6 p.m.

The project before the commission is on the north side of East Yosemite that doubles as East Highway 120 between Pestana Avenue and Vasconcellos Avenue. It is where a mobile home sales lot was once located.

The site plan has two parcels with the first accommodating a 7-Eleven and small restaurant in a 5,054 square-foot building as well as a car wash and fueling stations on the northeast corner of the intersection.

The second phase of the project in the 1900 block of East Yosemite would include future commercial space on the northwest corner of Yosemite and Vasconcellos.

The 2.98 acre project backs up to the Almond Blossom Estates Mobile Home Park.

In September 2025, plans were submitted in the 1800 block of East Yosemite — diagonally across the intersection from the project back before the commission Thursday — for another gas station and a convenience store.

The proposal on the southside of East Yosemite Avenue includes a building with space for six smaller retail businesses. It is on a parcel immediately east of the entry to El Rancho Mobile Home Park.
