Medical building proposed for Ripon

Plans for construction of a 9,600 square foot medical / professional building is among the items on the agenda of Monday's 6 p.m.  livestream meeting of the Ripon Planning Commission.

Based on guidance from the state Department of Public Health and Gov. Gavin Newsom's office, in order to minimize the spread of COVID-19, this commission session will not be open to the public.

Commissioners may choose to attend the meeting in the Council Chambers either virtually or in person while practicing social distancing.

Comments on a specific item from the public -- 250 words or less —should be submitted via e-mail by 4 p.m. on the day of the meeting to the planning clerk at www.cityclerk.org.

The proposed Wilma Avenue Medical Facility is planned on a 0.96 acre site in the Neighborhood Commercial area of town -- specifically, 521 N. Wilma Ave. and a portion of 563 N. Wilma Ave.

Because of the latter, the applicant is requesting a lot line adjustment to go along with the major site plan permit for the medical office building with two additional tenant suites.

According to Director of Planning Ken Zuidervaart, the look of the building will be accented in three different color schemes and the off-street parking facility calls to a total of 48 spaces (40 standard, six compact, and two handicap accessible).

Other agenda items include:

  • A public hearing on a request to consider amendments to the Ripon Municipal Code on "Fencing & Screening," in particular, fencing setbacks for corner lots.
  • A public hearing on a conditional use permit request by Galloway & Company, Inc. / Jack Tone Crossing Corp. to construct a 5,000 square foot convenience market, car wash and gas station with eight fueling stations on a 1.7 acre site at 710 N. Jack Tone Rd.
  • Abandonment of a public utility easement within Zumstein Estates. Commissioners will determine if the abandonment is consistent with the goals and policies of the General Plan 2040 before putting together a written report to City Council.
