300-unit Union Crossing may be among next complexes to break ground

The 300-unit Union Crossing apartment complex may be getting ready to move forward.

The City of Manteca has received a request from a developer to allow the complex to proceed in phases plus to tweak the placement of the clubhouse and dog park.

The 12.78-acre project borders the western and southern flanks of the Chevron gas station on the southwest corner of Union Road and Atherton Drive.

It has been approved as a complex with 15 three-story buildings plus a clubhouse.

Access will be from a driveway with a traffic signal on Atherton to the west of the gas station. That driveway will align with a commercial project being pursued on the northern side of the street and to the east of Living Spaces.

There will be an emergency fire entrance from Union Road that will not be accessible to residents.

The 136-unit Dhillon Villas Luxury Apartments on Lathrop Road west of Union Road is the latest apartment complex to be completed in Manteca.

The 100-unit affordable Los Robles complex is under construction on North Main Street and is accessible by the driveway tying into the traffic signal at Lancaster Drive.

There are now 2,488 apartment units either being built, approved but yet to break ground, or in the approval process.

The approved complexes and those in the planning review process that are yet to be built are:

*672 units on the southeast quadrant of the Main Street and 120 Bypass interchange.

*24 units at 380 North Airport Way known as the Waterfall Apartments.

*44 units at the Wawona Apartments on the north side of Wawona between Airport Way and Fishback.

*260 units dubbed Yosemite Family Apartments on 9.6 acres on West Yosemite Avenue across from Kaiser Hospital. They are planned for 9.26 acres sandwiched between a business park on the southwest corner of Winters Drive and Yosemite Avenue and an Indian restaurant

*270 units on 9 acres on the northeast corner of Airport Way and Woodward Avenue dubbed Pacific West Affordable apartments.

*210 units in the Soma complex proposed on the southeast corner of Atherton Drive and South Main Steet.

*420 units in Prose project planned for the western extension of Center Street.

*24 units that are part of a mixed use project on the northeast corner of Davis Street and Walnut Avenue.

*164 units in a five-story complex west of Airport Way on Yosemite Avenue.

The Los Robles apartments

Los Robles apartment is the city’s second dedicated to reduced rents for workforce housing with a 30 percent set aside of units for households employed in agricultural related jobs.

The 100-unit Los Robles complex rates extremely high on the “walkability scale” — with roughly three dozen locations within the equivalent of a three block radius where future residents can shop, dine, or access services without having to drive a car.

Golden West School is also with easy walking distance.

Among the other offerings close by are:

*Two Manteca Transit bus stops.

*A Save Mart supermarket.

*A hardware store.

*A neighborhood market/restaurant

*Three convenience stores.

*Two shipping outlets for those all-important online shopping returns.

*Bank of America ATMs.

*Two pharmacies.

*A coffee shop

*Seven sit-down restaurants

*A health club gym.

*Two fast food options.

*A hair styling business.

*Three gas stations, tire store, and oil change business.

The new apartment complex is being built with financing from a $40 million revenue bond secured by Bold Communities with the blessing of the Manteca City Council. A public agency needs to sign off but isn’t encumbered by such a project.
