A 1.22 acre parcel to the south of the Union Road fire station where a single family home is now located has been proposed to be developed to accommodate a commercial building with drive thru and parking lot.

Manteca’s headquarters fire station may get a new neighbor and Big O Tires is returning to its old digs.

Plus the city may also see its first residential construction on Yosemite Avenue west of Airport Way since the 1950s

Those are among the new commercial projects submitted for review to the City of Manteca during January.

The first commercial project on the north side of the Union Road and 120 Bypass is being proposed on 1.22 acres at 1172 South Union Road.

The site borders the Union Road fire station immediately to the north.

The proposal calls for a commercial building with a drive thru and a parking lot.

The parcel currently has a 1,084 square-foot home built in 1937.

A permit to remodel the Car Quest Auto Parts Store at 810 East Yosemite Avenue back into what it original was — a Big O Tire store — is also being reviewed.

The conversion might be a little easier given the service bay doors weren’t removed.

The location borders the Lincoln School campus to the south and west and Thomas Auto Sales on the east.

The closest Big O Tire stores to Manteca are in Tracy, Modesto, and Stockton.

 A mixed use commercial and apartment development has been proposed for 2210 W. Yosemite Ave.

The parcel, on the south side of Yosemite Avenue, currently, has several older homes on it.

The area immediately surrounding the Airport Way and Yosemite Avenue intersection that includes the parcel with the proposed project is designated in the city’s general plan as a special planning area.

As such the city may take steps to encourage higher density residential incorporated with commercial uses to create a transit village of sort.
