Parcel split on Stockton Ave. would replace one house with three

The City of Ripon Department of Planning and Economic Development recently received a project referral for the lot at 820 N. Stockton Ave. to be subdivided into four residential parcels.

The plan would be to demolish the existing home to clear the way for four new parcels – each would contain one house.

But for that to happen, the project location would have to be rezoned, from Urban Reserve to Single Family Residential.

This is a property consisting of 40,730 square feet.

Under the project description (once approved): “Parcel 1 will be 9,240 square feet, Parcel 2 will be 9,190 square feet, and will face North Stockton Avenue – Parcel 3 will be 11,900 square feet, Parcel 4 will be 10,400 square feet, and will face Franklin Lane.

 “This property currently has single family dwelling and multiple out-buildings, which will be demolished and four new parcels will each contain one single family dwelling.”

The application is scheduled for review at the Dec. 19 Ripon Planning Commission meeting.

All appropriate comments / conditions of approval must be submitted to the Planning Department no later than 5 p.m. Thursday, Dec. 1.
