Oakwood Shores is not just among a handful of neighborhoods surrounding private lakes in the Northern San Joaquin Valley but it has another feature that few of those have — a gated community with 24-hour security patrols.

It is an additional enhancement to the community located just outside of Manteca’s city limits near the end of West Woodward Avenue. That allows it to be off the beaten path yet close to freeway access and shopping such as Costco, Kohl’s and others along with nearby recreation amenities including Big League Dreams that’s complete with an indoor soccer complex. As an added bonus, the Altamont Corridor Express rail station is less than three miles away by car.

Re/Max Executive Realtor Brandon Joaquin has an Oakwood Shores listing that happens to provide the lowest per square foot price among resale offerings. It also has the advantage of being in move-in condition instead of having to wait six to eight months for a new home to be built.

The two-story, 3,284-square-foot home at 3529 Levanto Way that was built in 2013 is listed for $479,500. It is being showcased during an open house today (Saturday, April 11) from noon to 3 p.m. It features four bedrooms and 3.5 bathrooms in a layout that is unique among similar Oakwood Shores offerings. The master suite is downstairs while there is a “junior” master suite on the second floor complete with a balcony.

It isn’t the only change or upgrade that the original buyers made. There was a $9,000 water filtration system put in place to further treat the well water that supplies Oakwood Shores. Additional recessed lighting was added while there is also upgraded tile flooring as well as upgrade carpet and padding.

Like other Oakwood Shores homes, the front yard is kept to a manageable size and is a nod to the fact most people don’t use their front yard for family activities. As such maintenance and water use is at a minimum. The backyard isn’t finished, however the way adjoining homes are situated on their respective lots there is no two-story home with windows overlooking the backyard.
