What was once the economic lifeblood of the City of Lathrop could soon be home to a new gas station.
Next week the Lathrop Planning Commission will consider an application from Maverik – which operates 350 gas stations and convenience stores across 11 states – to develop a portion of the former Libbey Owens Ford/Pilkington glass plant on Lathrop Road to cater to the drivers along the expanding commercial corridor.
The 24-hour gas station is expected to bring between 15 to 18 jobs to the community.
Located within the North Crossroads Business Park on undeveloped land previously part of the glass plant property, the 3-acre site is being proposed to house a 5,951 square foot convenience store, 7 gas pumps for passenger vehicles, 5 pumps for commercial vehicles, and 38 parking spaces.
Access to the location will be available from the new signalized intersection at Louise Avenue and Bizzibe Street, and additional access will be available from Harlan Road. The project will be located just east of the existing McDonalds location.
The proposal to develop the property has been in the works since the glass plant shuttered in 2013. Five years later the Planning Commission approved the North Crossroads Business Center which will eventually include seven new industrial buildings totaling more than 1 million square feet . The majority of which will be taken up by a nearly 650,000 square foot building currently under construction and will be occupied by Kraft Heinz.
Once fully constructed, the business will also include a permanent trash enclosure, an air station island, and an RV dump station for people bringing their recreational vehicles back home after trips or passing along the busy I-5 corridor.
And it’ll provide a boost not only future development in the area, but also augment existing businesses already located in the area.
According to the staff report prepared for the item, the access point along Harlan Road will be shared with the neighboring McDonalds “in coordination with their effort to expand their parking facility.”
