Neighbors oppose extension of plan for Union gas station

Neighbors of a proposed gas station with a Circle K convenience store plus an auto parts store on the southeast corner of Union Road and Lathrop roads are against the city extending approval of the project.

It is back before the Manteca Planning Commission tonight at 6 p.m. for a one-year extension.

The project was first approved two years ago.

Conditions of approval have been revised to reflect current City of Manteca Community Development Department policy. Revisions do not alter the site design or operations of the approved uses.

Typically, requests for one-year extensions are routinely granted.

The project includes a 6,816-square-foot Auto Zone auto parts store and a 5,200-square-foot Circle K convenience store with a 12-pump gas station on a 1.98-acre site.

The convenience store backs up to the Almond Terrace low-income senior apartments.

Neighbors are concerned about music and other noise from the convenience store parking lot as well as potential safety issues involving the gas station.

There are nine proposed projects that have fueling pump components in various stages of the city’s entitlement process.

The council next month is expected to weigh staff proposals that they requested regarding various gas station moratorium options.

If the council adopts a moratorium — or changes site conditions for gas stations — it would not impact those that are in the planning process.

That said, if a developer’s project approval runs out of time and it doesn’t proceed even after a one-year extension, it is subject to having approval withdrawn.
