Parking concerns delay Ripon approval of new Commercial building

The request for a site plan permit to construct a multi-tenant commercial building adjacent to Les Schwab Tires and Tractor Supply in the Ripon Crossing shopping center was put on hold due to the parking situation.

The Ripon Planning Commission on Monday opted to postpone going ahead on the proposed 6,394 square foot retail space on the 0.66-acre site until the March meeting.

Commissioners were adamant on making sure that this final piece to the area at 798 N. Jack Tone Road, just north of the Burger King/Popeye restaurant parcel, comply with the City of Ripon parking standards.

As the last space in the area, they indicated that there would be no other option if the parking there is less than adequate.

"When centers such as this are built, many times the users are not known at the time of approval and, therefore, the use of our small shopping center regulations (4.4 spaces per 1,000 square feet) helps cover the many different potential users. However, this would put the required spaces for this center at 28 spaces," said Planning Director Ken Zuidervaart.

Incidentally, the off-street parking facility planned for the front and east side of the building, as-is, would accommodate 23 spaces (14 standard, eight compact and one handicap parking spaces. Needed in order to comply with the Ripon Municipal Code would be a combined total of 26 spaces.

Commissioners favored the design and plans by API Architects but will wait until the parking issues are resolved before moving forward.

Earlier, they voted Debra Van Essen as the new chairperson during the reorganization session. James West was selected as vice chair.
