The median price of existing homes that have closed escrow inside Manteca’s city limits are within three weeks of hitting the 2001 levels.
Homes sold through the Multiple Listing Service overseen by the Central Valley Association of Realtors reached 1,108 homes on Thursday for a median of $229,000.
That represents a record one-year drop in terms of both dollar amount — $116,000 — and percentage — just under 33%.
There are 199 deals pending with a median price of $180,000. Once they close, the median sales price will drop to right around $218,500 or the level they were at in Manteca in 2001. There are 412 active listings with a median asking price of $204,500.
Three out of every previously existing 50 homes in Manteca have now changed hands so far this year. That’s based on the 17,519 single-family homes that existed as of Jan. 1, 2007 in Manteca. The sales pace is also a record for Manteca.
