Del Webb’s next Northern San Joaquin Valley community is expected to break ground in early 2024.
The 900-home age-restricted community for those 55 and older is planned at River Islands at Lathrop.
The project has been delayed due to construction issues involve a backlog of PG&E natural gas pipeline work.
It will be the second Del Webb neighborhood in the region since the last house was sold in the 1,406-home Del Webb Woodbruidge in Manteca in 2011. That development broke ground in 2006.
The River Islands endeavor will offer nine models ranging from 1,450 to 2,765 square feet with two or three bedrooms. It will have a recreation center with swimming pool and sports courts.
It will be located next to where the River Islands High School campus targeted for an Augst completion is now under construction.
One of the three town centers planned for the 15,001-home River islands community will also be adjacent to the Del Webb neighborhood.
As such it eventually will have easy access to dining and services as well as shopping as the River Islands development is built.
Sales are still brisk at River Islands.
*Home sales have reached 500 this year and are on track to come close to last year’s 640. Almost all buyers are putting 20 percent down or more as they’re selling existing homes in the Bay Area with substantial equity.
*Most homes are in the $750,000 to $950,000 range.
*River Islands now has 3,500 occupied homes and in excess of 11,000 residents.
