Zoning changes will allow more commercial and homes in Manteca

Zoning changes for various parcels may set the stage for the transformation of problematic and under-utilized property throughout Manteca.

There are six proposed changes that would bring zoning in performance with the adopted general plan update directing growth through 2045 that will be considered by the Manteca Planning Commission when they meet Thursday, June 18, at 6 p.m.

They include:

*Annexing and zoning 17.4 acres as commercial along Inheritance Way on the southeast corner of the Lathrop Road/Highway 99 interchange.

It would allow the city to partner with a private land owner for an electronic billboard along Highway 99 to generate general fund revenue to help underwrite day-to-day Manteca municipal services.

*Zoning left over land the city purchased for right of way on the southwest corner of the McKinley Avenue/120 Bypass interchange Manteca constructed.

It will allow up to 23,136 square feet of commercial and 11 residences.

*Rezoning 10 parcels that are 22.95 acres in total on the south side of Yosemite Avenue roughly 500 feet west of Airport Way.

It would allow upwards of 251,342 square feet of commercial and 519 high density residences such as apartments.

*Rezoning a parcel where an auto parts store is now located in the former Manteca Honda dealership that is a blocky “Z” shape touching both North Main Street and Grant Avenue just north of Dribbles Car Wash and the Magnolia Court low-income senior housing complex.

The zoning would allow 33,756 square feet or commercial and five homes.

*Rezoning 28 acres to accommodate a 17.98 acre school site and 10.22 acres northwest of the McKinley Avenue and Woodward Avenue.

This is in the area where the city’s sixth fire station will be built.
